Project Superintendent

Summary
Growing general contractor is seeking a full-time Project Superintendent to manage projects. Bali Construction is a rapidly growing residential and commercial contractor in the greater San Francisco Bay Area. This is an opportunity to get in on the ground floor with a rapidly expanding general contractor. We want a rock star that is up to the challenge of running fast paced and quality driven construction projects

Position Summary
Manages and leads performance of subcontractors and company staff working at construction job sites and projects. Must understand project plans and detailed work scope to ensure proper installation of materials, conformance with detailed project plans. Responsibilities include coordination and sequencing of subcontractors to assure job site is staffed by trade and company personnel to meet construction schedule and approved project budget. Works closely with Project Manager and other company business and management staff to successfully meet project objectives.

Duties and Responsibilities:
  1. Supervise new and existing projects and project resources.
  2. Meet with Project Manager, Design Professional and others as required to determine project requirements and take immediate action to respond to problems and concerns.
  3. Acquire and supervise all building permits and other regulatory prerequisites including scheduling of required inspections.
  4. Proactively schedule project activities in advance for efficiency and to identify issues that could lead to problems and facilitate solutions.
  5. Conduct and document routine project progress meetings and complete daily reports relative to project activities.
  6. Develop and implement strategies to self perform and to outsource the various aspects of a project to achieve the projects objectives of price, schedule and quality.
  7. Coordinate with Project Manager to understand project costs to ensure budgets are maintained. Identify and document changes in the work to ensure the interests of all stakeholders in the project are reasonably met and change orders are completed.
  8. Submit written project information to Project Manager or business office when requested.
  9. Ensure sufficient materials are at the job sites as needed and according to the plan, schedule and budget. Plan material acquisitions proactively in advance and limit overstocked materials on each job.
  10. Troubleshoot issues promptly and advance to Project Manager’s attention as needed to avoid crisis management.
  11. Develop and implement efficiencies for each job to meet optimum quality and profit goals for individual projects.
  12. Coordinate effective safety program for each job and identify a key leader among the company job staff to ensure clear direction in the absence of the superintendent (you).
  13. In conjunction with the Project Manager, establish goals and objectives for each job, implement and coordinate these directives with each member of the job site and/or project.
  14. Provide a leadership direction for all staff by providing clear direction, quality service initiatives, and by taking charge of the project and moving it forward to completion and at the level of service needed for a successful project.
  15. Possess a clear ability to communicate effectively and consistently with the Project Manager, subcontractors, building inspectors and employees.
  16. Assist with preparation of employee performance reviews of assigned company staff to ensure the proper teams are in place and are managed correctly based on the expectations communicated by the Project Manager and company personnel procedures.
  17. Assist in the bidding/budgeting process when necessary.
  18. Perform similar work-related duties as assigned.

Skill, Knowledge and Experience Requirements:
  1. Bachelor’s or Associate Arts degree, or Trade School Certificate, preferably in Construction Management, Architecture or related field required
  2. Minimum five (5) years experience as a construction superintendent for an established general construction business
  3. Strong verbal, written, leadership and interpersonal skills
  4. Competent and proficient in (Microsoft Office Word, Excel, Project)
  5. Valid California Driver License with insurability for operating company vehicles

Project Manager

Position Summary
We are looking for a project manager to come work for us. Bali Construction is a rapidly growing commercial/residential general contractor firm in the San Francisco Bay Area. This is a fantastic opportunity to gain valuable experience with all facets of the general contractor world. We challenge ourselves to provide the most innovative and cutting edge design that is available while making a bigger name for ourselves. We want a rock star that is up to the challenge.

Project Managers have responsibilities consistent with tasks generally assigned by Kevin, the Owner of the company. The Company may change your responsibilities, duties, work location, or other aspects of your employment from time to time, at its discretion. As a Project Manager, you will be expected to manage your assigned job duties in order to contribute to the economic and professional success of the Company and its members.

Duties and Responsibilities:

  1. Estimate a wide range of projects ranging from high end residential improvements to ground up commercial construction
  2. Develop detailed means and methods estimates; Obtain pricing for subcontractor bids
  3. Outsource subcontractor services and material purchases competitively
  4. Manage project teams
  5. Communicate with owners, architects, subcontractors and management team and ensure client satisfaction
  6. Lead kick-off meetings and team planning sessions
  7. Provide pre-construction services including: Reviewing proposed designs for constructability, value-engineering, contract negotiations, estimating
  8. Procure all materials, labor, and equipment necessary to complete construction or coordinate procurement through foreman/superintendent
  9. Create, update, and enforce project schedules
  10. Manage project records and documents
  11. Manage project cost, change orders, building permits, submittals and all other necessary project documents
  12. Physically inspect projects to monitor progress and compliance with project standards
  13. Create solutions when presented with challenges
  14. Ability to learn from and help others learn from you
  15. Provide innovative ideas to allow business functions to operate more effectively and efficiently
Skill, Knowledge and Experience Requirements: 
  1. Bachelor’s Degree, preferably in Construction Management or Architecture
  2. Strong verbal, written, leadership and interpersonal skills

  • Bringing on BALI Construction for my retail food business was one of the best decisions I’ve made in a long time. I met with 4 different contractors and from the start, the owner Kevin Balestrieri, stood out from all the others. Instead of trying to impress me with the projects he has completed or the people he knew, he spent the most amount of time laying out how he likes to work with clients, the avenues of communication, his insistence on weekly in person meetings to discuss project progress, timelines, and task assignments and then took the time to answer all my questions.     BALI WORKED to get this project completed on time and the budget was within my expectations. I would be highly disappointed not to have them for my next building project. At the end of the day, I had to write many large checks to a variety of vendors. When it came to BALI, there was no hesitation.  You should meet and have them bid your project.
